Ballpark Estimates

Small exterior (single-story, under 2,000 sq ft, or smaller two-story homes):

  • $4,000−$6,000 depending on specifics

Medium homes (around 3,000 sq ft, two stories, sometimes with basements):

  • Closer to $6,000−$8,000.

Larger homes (4,000 - 5,000+ sq ft):

  • Usually $6,500−$9,000 or more, depending on details like trim work and repairs.

Hey guys, Derek with Dependable Painting and Remodeling.

I just wanted to hop on and make a quick video regarding pricing, specifically when it comes to exterior painting.

If you're anything like me, I want to know what things cost before I take on a big home improvement project. Trust me, my wife and I have done plenty. We got to have a starting point of roughly what does it cost.

So, I wanted to make a video talking about what affects the cost. So, when I go and estimate a job, what am I actually looking for?

I also wanted to just kind of give a ballpark range for your small, medium, and large exteriors—just to give people an idea of what am I looking at to do it properly.

Quick Note on Quality

We don't do really any builder grade anything—no new construction.

We'll do some new construction for high-quality spec builds, but everything we do, we're aiming how do I make this exterior last a decade—sometimes more than a decade if we're using real premium paints.

Just to give you some guidance, that's the starting point of what I'm looking to accomplish.

What Affects Exterior Painting Costs?

First and foremost is the size.

  • How big is it?
  • The larger the exterior, the longer it takes, and the more material it uses.

Next, I look at the condition of the existing paint:

  • Is it failing?
  • Is it chipping or peeling?
  • Does it require lots of sanding, spot priming, or even complete priming?

The condition of the caulk is another big factor:

  • Does it need removal and re-caulking or is it okay to recoat?

Repairs are crucial too:

  • In Georgia, there's lots of wood and trim needing attention.
  • We include full-service carpentry because we can do it affordably as part of our exterior process, rather than hiring separate carpenters.

Access considerations:

  • Is the house on elevated ground requiring a lift?
  • Can we do it off ladders, which most of the time we can?
  • Do we need scaffolding?

Color choices

Are you going with the same color or a color change?

  • We always assume two coats on everything.
  • Most color changes aren't a big deal, but specific colors — like yellows or black to white — do take more material and labor.

Windows

  • Vinyl windows: prep and paint around them.
  • Wood windows: prep, paint, potentially reglaze, or fix tone differences.

Final thoughts

Do it right. Trust a contractor who does quality work. If properly maintained, your paint can last a decade or more — especially with ultra-premium paints like Bear or Duration from Sherwin Williams. Regular pressure washing helps prolong durability.

Color changes may cost more but investing in the right color and proper prep will give you lasting results.
